About Portfolio Cost Guide

Portfolio Cost Guide is an independent research site for U.S. landlords and small property managers comparing property-management software by portfolio size, operating model and total cost.

Who this site is for

Our primary audience is U.S. rental-property owners and small property managers who are actively choosing or replacing software. We focus especially on portfolios around 10–150 units, where free landlord tools, flat-price products and professional property-management suites can all look plausible—but solve different operating problems.

What our research does—and does not—claim

We research public pricing, plan structures, transaction fees, official product documentation and portfolio-size fit. We do not claim hands-on product testing unless a page explicitly says that testing occurred. When a feature or price cannot be verified from a public source, we label the uncertainty rather than fill the gap with an estimate.

What we cover

Our core focus is the 10–150 unit range: portfolios large enough that workflow and software costs matter, but often too small for enterprise-style buying processes. We publish comparison guides, cost methodology, portfolio-size shortlists and interactive calculators.

How we research

We prioritize public vendor pricing, official product documentation and clearly labeled assumptions. When a price depends on unit count, transaction volume or a sales quote, we distinguish published pricing from an estimate instead of presenting a single number as universal.

Independence

We do not sell property-management software. Some vendor links are affiliate links, but affiliate relationships do not determine whether a vendor is included, how it is ranked or what trade-offs we describe. Vendors with no affiliate relationship can still be featured when they are relevant to the buying decision.
