Rentec Direct pricing: use the calculator, not a universal starting price

The edition, unit count and billing cycle belong in every Rentec quote. A displayed default is not the price for every portfolio.

Fit: compare Starter for a small eligible portfolio, Pro for landlord accounting, and PM when managing for other owners requires trust-account workflows. Verify the edition and capacity together.
EditionObserved official displayQualification
Starter$25/month flatUp to 10 properties and tenants
Pro$50/month in the default annual displayUse unit-count calculator
PM$50/month in the default annual displayUse unit-count calculator; adds management workflows

The Pro/PM display includes annual-billing savings language. We do not extrapolate that default to 25, 50 or 100 units or infer a month-to-month price from it. Request or generate a quote for the exact inputs.

Build an auditable quote record

  1. Enter the managed unit count and record the selected edition.
  2. Record monthly versus annual billing, including the amount due upfront.
  3. Add payment services, screening and optional features you will actually use.
  4. Save the quote date and ask whether the price changes when you add units.
  5. Compare migration and cancellation requirements before committing.

A portfolio can fit a numerical limit but still need a different edition. For example, a landlord keeping records only for themselves and a manager reporting to several owners should not use the same checklist solely because both manage ten units.

Screening is a usage cost

The published Basic/Enhanced/Premium screening prices are $14.95/$20.95/$29.45 on Starter and $10/$13/$18 on Pro/PM. Determine who pays and estimate applications, not occupied units. A property with repeated turnover can generate more screening purchases than several stable tenancies.

Illustration: 12 Premium reports at $18 cost $216; the same count at $29.45 costs $353.40. The $137.40 difference alone does not prove that upgrading is worthwhile. Compare the added subscription cost and the workflows you need. This is a calculation, not a prediction of applicant volume.

Questions for a professional manager

Ask for a demonstration of owner balances, corrections, reconciliation and period-end reporting. Include a transaction posted to the wrong property and inspect the correction trail. Confirm staff permissions and record export. These are evaluation requirements, not claims that every edition supports them.

Our affiliate eligibility inquiry is still pending. Use the official pricing calculator for the current quote. If minimizing subscription cost is more important than professional accounting depth, compare the linked landlord-focused benchmark too.
