TurboTenant pricing in 2026: Free, Essentials and Pro
TurboTenant can be used for free, while its Premium plans are priced annually by portfolio-size bands. The important detail is that the “monthly” figure is an annual price divided by 12—not a month-to-month subscription.
Research standard: plan and pricing details are checked against vendor-published sources. When exact portfolio pricing is not public, we label it quote-dependent rather than inventing a number. See our methodology.
TurboTenant remains a strong low-cost path for hands-on DIY landlords. But if your priority is a broader $0 landlord software platform, compare Innago; if your bigger problem is maintenance coordination or day-to-day management workload, compare Hemlane.

TurboTenant Premium pricing by portfolio size
| Units | Essentials | Pro | Monthly equivalent |
|---|---|---|---|
| 1–10 | $149/yr | $199/yr | About $12.42 / $16.58 |
| 11–30 | $199/yr | $399/yr | About $16.58 / $33.25 |
| 31–60 | $299/yr | $699/yr | About $24.92 / $58.25 |
| 61+ | $349/yr | $999/yr | About $29.08 / $83.25 |
TurboTenant states that Premium subscriptions are billed as a single annual charge; the per-month number is a monthly equivalent.
What the free plan changes in the comparison
TurboTenant's free tier covers a meaningful landlord workflow, including listing/marketing, applicant screening, online rent collection and maintenance/expense-related tools. That makes the relevant question less “Is TurboTenant free?” and more “Which premium features are worth the annual upgrade for my portfolio?”
Where the unit bands matter
A landlord at 10 units and a landlord at 11 units are in different Premium pricing bands. The same is true at 30/31 and 60/61 units. If your portfolio is close to a threshold, compare the next band before deciding that the current annual price is your long-term cost.
TurboTenant at 10, 25, 50 and 100 units
| Portfolio | Essentials | Pro | Decision note |
|---|---|---|---|
| 10 units | $149/yr | $199/yr | Strong premium-price benchmark against flat and free tools. |
| 25 units | $199/yr | $399/yr | Still inexpensive on a per-unit equivalent, but compare feature depth. |
| 50 units | $299/yr | $699/yr | Accounting and operational depth matter more at this scale. |
| 100 units | $349/yr | $999/yr | Low headline subscription can be attractive, but professional-manager workflows may push buyers toward a different class of product. |
TurboTenant vs other pricing models
- Versus Innago: both offer a $0 landlord entry point, but their fee/features models differ. See Innago vs TurboTenant.
- Versus Hemlane: TurboTenant is software-first; Hemlane's higher tiers add service layers. See Hemlane vs TurboTenant.
- Versus TenantCloud: both use feature tiers rather than a simple per-unit fee. See TenantCloud pricing.
Who should start with the free plan?
A self-managing landlord who primarily needs marketing, applications, screening, rent collection and core organization can reasonably test the free workflow first. Upgrade only when a specific premium feature solves a real operational problem.
What the Premium tiers cost per unit
Because TurboTenant prices Premium by portfolio bands, the effective subscription cost per unit generally falls as you approach the top of a band, then jumps when you enter the next one. That is why a landlord at 30 units should model 31 units before committing.
| Example portfolio | Essentials annual cost per unit | Pro annual cost per unit |
|---|---|---|
| 10 units | $14.90/unit/yr | $19.90/unit/yr |
| 25 units | $7.96/unit/yr | $15.96/unit/yr |
| 50 units | $5.98/unit/yr | $13.98/unit/yr |
| 100 units | $3.49/unit/yr | $9.99/unit/yr |
These are simple subscription allocations using the current published annual tier price for each example portfolio. They exclude transaction, screening and optional-service costs.
The three thresholds to watch
The Premium price changes when a portfolio moves from 10 to 11 units, from 30 to 31, and from 60 to 61+. If you are close to one of those thresholds, compare the next tier now rather than after the portfolio grows.
