Baselane pricing: Core, Smart and fees to verify

Separate the software subscription from banking and tenant-payment charges. A free subscription does not mean every payment method is free.

Baselane is a financial technology company and is not an FDIC-insured bank. Banking services provided by Thread Bank, Member FDIC.

Fit: evaluate Baselane for a banking-and-bookkeeping workflow. Do not choose it as a substitute for professional property-management controls without checking those requirements separately.

Core$0/monthTransaction or service fees may still apply
Smart$20/month on an annual plan$240/year calculated; do not describe as month-to-month pricing

The fee discrepancy matters

The official table shows tenant ACH at $2–$5, waived for Baselane deposits; its FAQ says $2. Card payments show 3.49%. Obtain confirmation for your deposit destination before estimating ACH costs. We have not reconciled these statements and do not present either as a universal fee.

Model the choice before opening accounts

Use three separate lines in your comparison: subscription, landlord-paid transactions, and tenant-paid transactions. Keep tenant costs visible even if they do not reduce your own operating cash flow. A product can lower your subscription bill while increasing what residents pay.

Illustration, not a quoteMonthly exposureAnnual exposure
25 ACH payments at $2, if you absorb the fee$50$600
25 ACH payments at $5, if applicable and absorbed$125$1,500
One $1,500 card rent payment at 3.49%$52.35 per paymentDepends on actual card-payment count

The ACH rows illustrate the published uncertainty, not two selectable plans. They exclude failed payments, optional services and taxes. Do not add both rows. Verify the applicable charge and payer before using either in a budget.

When Smart could be worth evaluating

List the bookkeeping tasks you currently repeat and the outputs your accountant needs. Run the same month of sample transactions through a demonstration: property allocation, receipt matching, adjustments and export. Paying for automation only makes sense when it reduces work you actually do while preserving a clear audit trail. A small subscription is still wasted if the result needs manual reconstruction.

Before committing

  • Confirm account eligibility and the documents required.
  • Verify processing time for your payment type and account status.
  • Review current deposit terms and the fee schedule.
  • Check how records can be exported and reconciled if you leave.
