Property-management software with no per-unit pricing
If your portfolio is growing, flat or zero-subscription pricing can prevent the software bill from rising every time you add a door. But “no per-unit fee” does not mean “no other costs.”
Research standard: plan and pricing details are checked against vendor-published sources. When exact portfolio pricing is not public, we label it quote-dependent rather than inventing a number. See our methodology.
RentRedi
Annual billing. Unlimited properties, tenants and teammates; no per-unit fees.
Stessa Essentials
Unlimited properties with a free entry plan.
Stessa Pro
Annual billing; unlimited properties and portfolios.
Innago
No monthly fee, setup fee or contract for landlords.
What “no per-unit pricing” actually means
There are three different models hiding behind the same marketing idea:
- Flat subscription: RentRedi charges one subscription regardless of whether you manage a few properties or a much larger portfolio.
- Unlimited-property plan: Stessa prices by plan level rather than number of properties; all current plans include unlimited properties.
- No landlord subscription: Innago does not charge landlords a monthly platform subscription, but tenants or applicants can pay transaction and screening fees.
Which model is cheapest at 100 units?
| Platform | Base annual subscription | Important caveat |
|---|---|---|
| RentRedi annual plan | $144/year | Optional services and tenant-facing charges can still exist. |
| Stessa Essentials | $0/year | Advanced features require Manage or Pro. |
| Stessa Manage | $144/year | One eSignature/month; Pro adds more advanced reporting and leasing volume. |
| Stessa Pro | $336/year | Higher cost, but adds advanced reporting, unlimited portfolios and more eSignatures. |
| Innago | $0/year subscription | Payment/screening fees can be paid by tenants or absorbed by landlords. |

When flat pricing is not the whole answer
A professional manager should not choose purely by subscription cost. Owner statements, trust/accounting controls, staff permissions, integrations and support can justify a more expensive professional suite. Flat-price products are especially compelling for owner-investors and operators who want predictable software cost as their portfolio grows.
