Hemlane alternatives: replace the right part of your workflow
Leaving a service-assisted platform can reduce a subscription and return work to your desk. Compare what remains to be done after switching.

Evaluate the DIY software route
Start with the reason for switching
| Reason | First comparison | What to verify |
|---|---|---|
| Subscription is too high | Innago vs current software use | Transaction fees and work you retain |
| You need different accounting controls | Professional-manager requirements | Owner reports, permissions and reconciliation |
| Coordination service is not needed | Software-only plans | Who now answers and dispatches requests |
| Service quality or coverage is the issue | Alternative service arrangement | Coverage, response expectations and separate contract |
Build a replacement budget
Hemlane publishes free Starter and paid monthly pricing using a $28 platform fee plus $2, $20 or $58 per unit for Basic, Essential or Complete. Use its official calculator to confirm your portfolio and service needs. The tier comparison is a reminder that software and operational help are different purchases.
At 25 units, the published Essential arithmetic is $528 per month before add-ons. Replacing that with a zero-subscription product does not establish a $528 saving unless you also account for the coordination work you will take over or buy elsewhere. Assign a realistic monthly time estimate, then decide whether the cash reduction is worth the added workload.
Three shortlist paths
DIY landlord: evaluate Innago first when you can handle management yourself. Test your rent collection and records workflow; free subscription pricing is not proof that tenant transactions are free.
Structured software upgrades: compare TenantCloud’s plan limits and workflow requirements against your own list. This is a software selection, not a promise that it replaces a service provider.
Professional manager: use the small-property-manager guide to specify owner accounting, staff roles and migration requirements before comparing products. A familiar interface should not outweigh a missing control.
Use a responsibility checklist
For each task—resident messages, maintenance triage, contractor selection, approvals, invoice review and reporting—write down who does it today and who will do it after migration. Any blank is a service gap, not a software saving. Keep emergency arrangements clear before ending an existing service.
Our recommendation is conditional: if you only use software, start with the lower-cost route. If coordination saves you meaningful effort, compare a like-for-like service arrangement. This research does not rank vendor service quality or claim hands-on testing.
