Portfolio-size guide

Property-management software for about 25 units

Twenty-five units is the point where a low headline price can be misleading. The key question is whether you are a landlord managing your own portfolio or a property manager reporting to outside owners.

Research standard: plan and pricing details are checked against vendor-published sources. When exact portfolio pricing is not public, we label it quote-dependent rather than inventing a number. See our methodology.

Where Hemlane fits

Hemlane is a useful additional benchmark when you want more than software alone. Its paid tiers scale per unit and higher tiers add operational services, so compare the cost of those services against the time or staff they may replace. See Hemlane pricing by unit count.

What costs matter at 25 units?

  • Base subscription.
  • ACH / EFT fees and who absorbs them.
  • eSignature volume.
  • Screening charges and whether the applicant pays.
  • Bank-account setup or portfolio setup costs.
  • Whether you need owner statements and professional property accounting.
Practical rule: if you manage only your own 25 units, a flat-price or zero-subscription platform can be financially attractive. If you manage 25 units for several outside owners, workflow and accounting depth can be worth more than the lowest subscription.

Compare your next size too

Do not choose only for today. If 25 units could become 50 within the next year or two, compare the platform at both sizes before migrating your data.
