RentCast pricing: what Free vs Pro actually buys you

RentCast is unusual among rental-data tools because the free plan is genuinely useful for occasional rent checks, while Pro is aimed at landlords, investors and managers who need deeper comps, portfolio tracking and client-ready reports.

Research standard: plan and pricing details are checked against vendor-published sources. When exact portfolio pricing is not public, we label it quote-dependent rather than inventing a number. See our methodology.

Quick answer: RentCast Free is $0 and currently includes nationwide rent prices, up to 5 nearby comps and tracking for 5 properties. Pro is currently $19 month-to-month or $12/month when billed annually ($144/year), with a 14-day trial and expanded research/reporting features.

What the Free plan includes

  • Nationwide rent-price lookups.
  • Up to 5 nearby rental comps per search.
  • Portfolio tracking for 5 properties.
  • Rent alerts and market updates.

That is enough to answer a simple question—“what does a similar property appear to rent for?”—without paying for a subscription. The limitation appears when you need tighter comp control, more comparables, more properties or presentation-ready reports.

What Pro adds

  • Up to 20 nearby rental comps.
  • Expanded portfolio tracking and larger-portfolio options.
  • Custom comp criteria such as search radius and look-back period.
  • Rental-market insights and historical rent trends.
  • Custom-branded PDF reports.
  • Ability to send updates to clients or property owners.

Monthly vs annual: the simple math

Billing choice12-month costDifference
Monthly at $19$228/yearMaximum flexibility
Annual at $12/mo equivalent$144/year$84 lower over 12 months

If you need RentCast for only a short underwriting sprint, monthly billing can still make sense. If you expect to use it throughout the year, the published annual rate is materially cheaper.

RentCast Pro is not the same as the RentCast API

RentCast’s help center explicitly separates the Pro online-platform subscription from its REST API service. Do not assume a Pro subscription includes API volume for a custom application or automated data pipeline. If you need programmatic property or rent-estimate data, evaluate the API pricing separately.

When is Pro worth it?

  • You price rentals repeatedly: more comps and custom criteria can make each analysis more defensible.
  • You report to owners or clients: custom-branded PDF reports have direct workflow value.
  • You track more than a handful of properties: the free 5-property portfolio becomes restrictive quickly.
  • You monitor markets over time: historical trends and market insights matter more for recurring research than for a one-off rent check.

When should you stay on Free?

If you only need occasional rent estimates, do not need branded reports and can live with 5 comps and 5 tracked properties, the Free tier is a strong baseline. Upgrade only when a specific limitation costs you time or confidence.
